What are floorplan services?

Floorplan services are just what they sound like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How do floorplan services work?

During a floorplan service, a certified appraiser takes measurements of the property with a measuring tool — generally a tape or laser measuring device. As they move around the property, they make note of the layout of the rooms and other features, like closets, hallways, and fireplaces. They might sketch the property. Then, the appraiser develops a report and a more detailed floorplan showing the total square footage and the general layout of the home. The completed report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a measurement or floorplan service necessary?

Property taxes

Property tax records often reflect incorrect area of a property because the values can come from many sources, and occasionally go unverified — meaning you may be taxed for more square footage than you have! Unless a certified appraiser has completed a recent appraisal or measurement service on your property (after any remodeling that may have affected square footage), you'll need one to perform a measurement service before challenging what you're taxed. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Selling your home

A home measurement service will ensure that you're paid a fair price for your property. Area is one of the biggest elements potential buyers examine when purchasing a home — but since square footage values are frequently estimated rather than accurately measured, your home listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the potential selling price of your home, but possibly even the number of interested buyers. The only dependable method of using a definitive GLA when listing your property is to refer to a previous appraisal or home measurement service executed by a certified appraiser (after any renovation that may have affected square footage).

For agents

To ensure that your client's home sells at a price that correctly reflects true market value, we recommend requesting a floorplan service for the property. Your clients, and especially potential buyers, will appreciate your scrupulousness, and you can be certain that the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tool to interest potential buyers since they can review the layout and details of the home before and after touring.
